Every Circuit
Accountable.

Downtime in a commercial building costs more than the repair bill. Compliance failures cost more than the fine.

Conduit designs the electrical infrastructure behind mixed-use towers, aged assets, and complex refurbishments — substations to final circuits, drawn before a single cable tray is ordered.

Five phases. No surprises.

Every Conduit engagement follows the same structured sequence — from initial site assessment to final handover certificate. Scroll through each phase to see exactly what happens, what we deliver, and why it matters for your project.

01
Phase 01 — Survey

We read the building before we draw a line.

What the asset actually is, not what the drawings claim.

Most electrical problems are inherited. Ageing switchgear, undersized mains, undocumented modifications — they hide in plant rooms and ceiling voids until they become someone's emergency. Conduit's site survey produces a verified baseline: confirmed incoming capacity, existing load measurement, containment routes, and an honest condition assessment of every distribution board in scope.

Deliverables

Site Survey Report

Verified incoming supply data, load measurements, and condition ratings for all existing switchgear.

Containment Route Study

Marked-up floor plans showing proposed cable ladder routes, riser positions, and congestion risks.

Risk Register

Documented deficiencies in existing installation with remediation priority and cost indication.

02
Phase 02 — Design

Every circuit drawn. Every load calculated.

Drawings that a contractor can price without guessing.

Conduit produces full construction-issue electrical drawings — single-line diagrams, distribution board schedules, cable sizing calculations, and lighting design to CIBSE standards. Each drawing references the relevant clause of BS 7671 so the installer knows exactly why each decision was made. The design pack is the project's permanent technical record.

Deliverables

Annotated Single-Line Diagrams

Full SLDs from incoming supply to final circuit, with fault level calculations and protective device coordination.

Load Schedules & Cable Sizing

Diversity-applied load calculations, volt-drop analysis, and cable sizing to BS 7671 Appendix 4.

Lighting Design Pack

DIALux-calculated layouts to CIBSE LG5/LG7, with emergency lighting point placement and maintained lux levels.

03
Phase 03 — Compliance

Sign-off that stands up to scrutiny.

Written for the inspector, not the filing cabinet.

Planning committees and building control officers see the same boilerplate compliance statements every week. Conduit writes technical narratives that answer the actual question being asked — whether that's demonstrating Part L energy performance, satisfying a DNO connection requirement, or providing the fire engineer with confirmed emergency system parameters. We've presented electrical compliance to planning committees on twelve major London developments.

Deliverables

BS 7671 Compliance Schedule

Section-by-section confirmation of 18th Edition compliance with deviation log where performance-based solutions are used.

Planning Compliance Statement

Plain-language technical narrative for planning submission, co-ordinated with architect and fire engineer.

Building Control Package

Full submission drawings and calculations for building control approval, including energy compliance evidence.

04
Phase 04 — Tender

Packages that contractors price fairly.

Ambiguity is where contingency goes to hide.

Vague tender documents produce wide price spreads, inflated contingencies, and post-contract disputes. Conduit writes detailed employer's requirements, produces bill-of-quantities frameworks, and manages a structured tender process — typically returning four to six comparable bids within six weeks. We evaluate returns on technical merit as well as price and provide a recommendation report that gives the client confidence, not just a number.

Deliverables

Employer's Requirements

Detailed specification of all electrical works, materials standards, testing obligations, and O&M deliverables.

Tender Management

Pre-qualification, tender list management, site visits, tender clarification, and evaluation report.

Bid Comparison Report

Normalised cost comparison, technical assessment, and contractor recommendation with supporting rationale.

Phase 05 — Commission

Tested, witnessed, and handed over clean.

No system leaves site without a verified certificate.

Commissioning is where design intent meets physical reality. Conduit witnesses all statutory tests — insulation resistance, earth fault loop impedance, RCD operation, emergency lighting duration — and issues the Electrical Installation Certificate under our NICEIC approval. The O&M manual we compile becomes the building's electrical bible: every circuit labelled, every test result recorded, every maintainable item scheduled.

Deliverables

Witnessed Test Certificates

NICEIC-issued Electrical Installation Certificate with full Schedule of Test Results for every circuit.

O&M Manual

Structured operations and maintenance manual with as-installed drawings, equipment data sheets, and maintenance schedules.

"Conduit caught three non-compliances in the inherited drawings before we broke ground. That single review saved us four weeks of remedial work and a notifiable incident."
